Playa del Carmen went from fishing village to a city of more than 350,000 people in a single generation, and its municipality —named Solidaridad until the state congress renamed it Playa del Carmen in March 2025— is still one of the fastest-growing in Mexico. What gets built here is almost never a single-family house: it is low-rise buildings —the municipal urban development plan has kept heights contained, today in the four- to seven-floor range— with twelve, twenty or forty apartments, a roof garden, a pool and an elevator. The result is a huge inventory of small condominiums, each with its own regime, its own assembly and, very often, an administrator running several buildings at once.

Whoever buys rarely lives there. Playa del Carmen sits inside the restricted zone, so foreign buyers —American, Canadian, Italian, Argentine— purchase through a bank trust, and a large share of those units are bought as an investment product for vacation rental. A single building mixes owners who spend three weeks a year here, long-term tenants working in hospitality, platform guests who leave on Friday, and property management companies operating other people's units. The "neighbor" you have to collect from lives in another time zone, and the person using the pool changes every five days.
