Neighbour marketplace

A full classifieds board inside the app: goods, services, home cooking and giveaways, with photos, item condition and fixed, negotiable or free pricing. Residents save favourites, create saved searches that alert them when a match appears, rate sellers and report what should not be there. Each listing can reach your community only, or nearby communities too.

In-app chat

Conversations between neighbours and with management without leaving Koti, including the chat that opens from a marketplace listing carrying the item’s context. One less channel to run over WhatsApp.

Recurring visitors and quick passes

The housekeeper, the dog walker, the family member who is always around: registered once with their visitor type, their weekly schedule — days and time window — and their licence plate, they stop needing a new code every week. For everyone else there are quick passes: a one-tap QR for saved services and people.

Vehicles and pets

Residents register their vehicles — which land in the gatehouse’s vehicle directory, so a known car does not have to identify itself every time — and their pets, with a profile and a photo. It is the same registry management needs and never manages to maintain over email.

My packages and my bookings

Packages waiting at the gatehouse and active amenity bookings surface on the home screen, with nothing to open. Residents know what is pending before walking down to the gate or asking whether the party room is free.

Finances, receipts and tax details

Balance, open charges, activity, statement and downloadable receipts. Residents save their tax details — RFC, legal name, tax regime and CFDI use — once, and they are ready for invoicing their payments.

Notifications on their terms

Five categories — safety and emergencies, finance, community and announcements, events and bookings, building and deliveries — and two channels each: app and email. Residents pick what they hear about and where, except what the community marks mandatory.

A resident can hold several units within one community and units across different communities — a home and a commercial space, say — all under one account, switching context inside the app without signing in again.

Tax details and CFDI 4.0

RFC, legal name, tax regime, postal code and CFDI use are captured once from the app and stored to generate invoices for their payments. CFDI 4.0 invoicing is an optional platform add-on.

Spanish, natively

The app is in Spanish by default and in English when needed, using the terminology a Mexican condominium actually uses: cuota de mantenimiento, indiviso, caseta, asamblea, mesa directiva.

Yes. A resident account can hold several units within the same community and units across different communities — a home and a commercial space, for instance — and you switch between them inside the app without signing out.
Management invites them from the panel with their email and the unit they belong to. The resident gets an email with instructions to download the app and join the community, and on entry their unit is already assigned. If it has not been assigned yet, the app says so instead of leaving them on an empty screen.
Yes. The app distinguishes owners from tenants, and that distinction is honoured across the platform: both can generate visitor codes and receive packages for their unit, while certain documents — financial statements, for instance — can stay reserved for owners.
The app needs a connection to read and send information — balances, codes, bookings — like any banking or messaging app. Codes that are already generated can be shared over WhatsApp so the visitor carries them along, and the guard scans them at the gate.
