Koti is a platform for managing condominiums, gated communities and HOAs in Mexico, and it costs $19 MXN (Mexican pesos) + VAT per unit per month. It is a single price: there are no plans, tiers or volume discounts, so a 40-home community and a 400-home one pay the same per unit.

Communities under 40 units pay a minimum fee of $760 MXN + VAT per month, the equivalent of 40 units. It is the platform's floor, not a separate plan: below 40 units the per-unit multiplication stops applying.

Example below the minimum: a 12-home community does not pay 12 × $19 = $228 MXN. It pays the minimum fee, $760 MXN + VAT per month, because 12 is fewer than 40 units.

Example above the minimum: a 120-unit community pays 120 × $19 = $2,280 MXN + VAT per month. From 40 units upward the monthly total is always units × $19 MXN.

Pay annually and you pay for 10 months and use 12 — about 17% off: that 120-unit community pays $22,800 MXN + VAT per year instead of $27,360. There is no lock-in contract and no setup fee, and you can cancel any time.
