Bookable and open-access
The party room and the courts get booked; the pool and the gym are open to everyone. Each amenity decides whether it accepts reservations, so the list matches how your community actually works.
Per-amenity rules
Available hours per day of the week, duration in blocks of 1 to 6 hours, full day, or flexible booking in 30-minute increments, plus blocked days for maintenance. Each common area with its own rules and configurations.
Fair quotas, not first-come-only
Cap how many live bookings one resident can hold, or how many per month a unit can make — in which case everyone in that unit shares the allowance. It is the practical way to stop one family taking every Saturday.
Blocked for late payers
Units behind on fees can’t book — collections enforce themselves. You set the grace period: immediate, 7, 14 or 30 days after the due date, so a two-day slip isn’t punished.
Approval with a reason
Amenities that need it go through manual approval. You reject with a written reason and the resident receives it, which removes half the calls to the office.
Paid reservations
You can set usage fees for amenities. On approval the charge is added automatically to the unit’s account statement; if the booking is removed more than 24 hours ahead, the charge is voided.
Photos and rules per area
Each amenity carries its own photo gallery and its own document library, so the pool rules live next to the pool instead of in an email from two years ago.
