In Mexico, the platforms that publish a price charge between $12 and $97.44 MXN per unit per month, or from $335 MXN per month per community in size bands. Koti costs $19 MXN + VAT per unit per month, with a minimum fee of $760 MXN + VAT. Two vendors publish no amount at all.

What does each condo management platform charge in Mexico?

What does a 30-home community pay, and what does a 300-home one?
In Mexico, a 30-home gated community pays between $463 and $2,558 MXN per month, and a 300-home development between $2,203 and $14,616 MXN per month, depending on the vendor and before the VAT some include and others add.

Table notes
- Altto App: Integral plan. The Seguridad plan is cheaper ($20, $16 and $12 MXN per unit per month by band) and onboarding is billed separately, once.
- Ameniti: List rate before the "Pequeño Condominio −15%" promotion they advertise for communities up to 100 homes, and before the per-module discounts their quoter applies.
- TownSq: Left out of the peso comparison: its amounts are in dollars and it publishes no Mexican list. We do not convert currencies — the day's exchange rate is not a published price.
- Vivook: Amounts with automatic charge. Paying by transfer or deposit, their own page publishes higher prices.
How did we compare these prices?
We take the amount each vendor publishes, in Mexican pesos and per month, without adjusting it. When they bill per unit we multiply their published rate for the matching band; when they bill per community we use that band's amount.
- We neither add nor remove VAT. Each amount keeps the basis its vendor publishes: Mexico's general VAT rate is 16% (art. 1, Ley del IVA), so a "plus VAT" figure and a "VAT included" figure are not directly comparable.
- We do not interpolate. If a vendor publishes no amount for that size, the cell says "By quote" rather than an estimate of ours.
- We do not convert currencies. TownSq publishes US dollar prices, so it stays out of the peso comparison.
- We exclude one-off and variable charges: onboarding, CFDI stamping and payment-processing fees are handled in the section below.
- Calculated amounts are rounded to the peso; published prices are quoted with the cents their source carries.
- We do not rate anyone's quality, support or features. We only reproduce what each vendor publishes about its own price.
What costs are not in the list price?
Four charges move the real total of condo management software in Mexico and rarely appear on the headline price: onboarding, CFDI stamping, fees on collected payments, and the monthly minimum.
- Onboarding or setup
- Altto App publishes "Costo de Implementación: $5,000", advertised at 20% off, $4,000, charged once. Ameniti publishes "Configuración estándar sin pago inicial". Always ask whether loading your resident roster is billed.
- CFDI stamping
- Invoicing HOA fees is usually billed separately. Ameniti publishes "Cargo base: $50 MXN/mes + $0.60 por timbre fiscal" for its CFDI invoicing module.
- Online payment fees
- These come out of each resident payment. Ameniti publishes "Transferencias SPEI $7 MXN" and "3.6% + MXN $3.00" on debit and credit cards and at OXXO, plus VAT.
- Monthly minimum fee
- This is what stops a small community really paying "per unit". Altto App publishes "Mínimo mensual $1,200 MXN + IVA" on its 1–50 unit band; Koti charges $760 MXN + VAT per month below 40 units.

How much does Koti cost?
Koti costs $19 MXN + VAT per unit per month in Mexico. It is a single price: no plans, no tiers and no volume discounts, so a 40-home community and a 400-home one pay the same per unit.
Communities under 40 units pay a minimum fee of $760 MXN + VAT per month, the equivalent of 40 units. That is why a 30-home community in Mexico pays $760 MXN + VAT and not $570 MXN.
From 40 units upward the monthly total is always units × $19 MXN + VAT: a 300-home development in Mexico pays $5,700 MXN + VAT per month. On annual billing you pay 10 months and use 12, and the trial runs 14 days with no credit card.

Among the vendors that publish a price in Mexico, per-unit rates run from $12 to $97.44 MXN per unit per month, and per-community licences start at $335 MXN per month for small communities. Koti costs $19 MXN + VAT per unit per month, with a minimum fee of $760 MXN + VAT.
It depends on your community, and it is worth checking with numbers. In this comparison, in Mexico, per-community licences come out cheaper than per-unit rates at both 30 and 300 homes; on the other hand, two of those licences publish no amount at 300 homes and switch to a quote. Run the numbers with your real number of homes.
Some do and some do not, which is why two similar prices are not similar. In this comparison Altto App, CondomiSOFT, Vivook and Koti publish their amounts plus VAT, while Ameniti, CondoMax and Residentia publish them with VAT included. Mexico's general VAT rate is 16% (art. 1, Ley del IVA).
In Mexico, a community under 40 units pays Koti's minimum fee: $760 MXN + VAT per month, the equivalent of 40 units. Below 40 units the per-unit multiplication stops applying.
