From ownership share to fee

Every unit tracks square meters, ownership share (indiviso) and current owners and tenants. That share feeds fee calculation as required by Mexican law, so splitting common expenses stops depending on a formula that lived in the previous administrator’s head.

Six types, four occupancies

House, apartment, lot, retail unit, office and warehouse; owner-occupied, long-term rental, short-term rental or vacant. Customize each unit based on its specific characteristics instead of forcing everything into “apartment”.

Owners, tenants and managers

Each unit can have unlimited owners, tenants and authorized residents, each with different permissions and access according to their role in the property — plus contacts that exist purely as a reference, with no app account.

Sections, towers and blocks

Each unit’s section covers a building’s tower, a gated community’s block or a development’s phase, depending on how yours is organized. Filters and listings respect that division.

Bulk import and mass editing

Our support team will help you migrate all your existing information from spreadsheets or previous systems. The CSV template accepts name, monthly fee, ownership percentage, opening balance, floor and section; the mass editor changes section, type and occupancy across many units at once, and the whole register exports whenever you need it.

A file per unit

Overview, details, residents, tax data, notes, activity, incidents, vehicles and pets — all hanging off the unit. You can store comprehensive information: current owner, tenants, payment history, legal documents, maintenance records and incident history.

Units exempt from billing

Units still in the developer’s inventory, ones not yet handed over and common areas are flagged exempt with a reason, so they don’t pollute the month’s collections or delinquency numbers.
