Three voting modes

One vote per resident, for informal polls. One vote per unit, owner first. Or weighted by indiviso: one vote per unit with weight equal to its ownership share, for formal decisions. The weighted mode unlocks once the community’s shares add up to roughly 100%, and Koti tells you what they currently total and how many units are still missing.

Anonymous voting

For the topics where nobody wants to be singled out, voting can be anonymous: aggregate results are published, not who voted for what. It is available in the one-vote-per-resident mode.

Single or multiple choice

One answer when a choice has to be made, or several when you are collecting priorities: “select every improvement you consider important”. Options reorder by dragging.

Voting window

Duration by preset, or your own start and end date and time. The poll shows the day it closes and how many days are left, both in the panel and in the resident app.

Six categories

Maintenance, events, rules, finance, general and emergency. The category organizes the archive and makes it obvious at a glance whether the vote is about pool rules or about a special assessment.

Live participation

While the poll is open you see the participation rate computed against the eligible audience for the mode you chose — residents, units, or the sum of ownership shares — plus a breakdown of votes by unit.

Export the result

Results export to CSV, with per-voter and per-unit detail and, in weighted mode, each vote’s ownership weight. It is the annex your assembly minutes are missing.

Draft, active, closed

No, and it does not try to. It is for taking the community’s temperature before a topic goes to assembly, so the discussion does not start from zero and units that cannot attend still have a way to weigh in. The formal resolution is still taken wherever your bylaws and the law say.

The weighted mode unlocks once the community’s captured shares add up to roughly 100%; if units are missing, Koti tells you how many and takes you to capture them.
Yes, in the one-vote-per-resident mode. In an anonymous poll only aggregate results are published and the detail of who voted for what is never available, not even on export. In the per-unit and per-indiviso modes votes are identified, because the result has to be attributable to a unit.
They get a notification on their phone when the poll is published, and they see it under the “in progress” tab of the polls section in their app, with its closing date. Nothing extra to install, no external link to follow.
