Condo Management in Puerto Vallarta
Puerto Vallarta has been building apartments for half a century and is now one of the most mature vertical markets on the Mexican coast. The municipality went from 291,839 residents in the 2020 census to more than 300,000, and approaches half a million once you count the conurbation with Bahía de Banderas, across the state line in Nayarit. After decades of spreading sideways the city is densifying upward: new buildings cluster in Emiliano Zapata, Versalles, 5 de Diciembre, Marina Vallarta and along the highway to Mismaloya, while the El Pitillal, Ixtapa and Las Juntas corridor absorbs thousands of affordable-housing units held under condominium regimes for the people who staff the tourism industry. Two different markets, two different administrative realities, inside the same municipality.
What sets Vallarta apart from other beach destinations is not that the owner is foreign — the whole urban strip sits inside the restricted zone, so buyers from abroad purchase through a bank trust, or fideicomiso, exactly as in Los Cabos or Cancún — it is how long they stay. The Canadian or American owner here does not come for a week; they move in from November through April. That produces a community that is demanding and physically present for half the year, with active owner committees, documents requested in English, and assemblies called in January, February or March because that is the only window with real quorum. From May to October the same building sits half empty, dues are calculated per square metre and sometimes quoted in dollars, and everything is settled by email, WhatsApp and bank transfer.
The legal framework does not help standardize things either. Unlike Quintana Roo or Baja California Sur, Jalisco has no separate condominium statute in force: since 1995 the condominium property regime has been regulated inside the Civil Code of the State of Jalisco, and buildings whose regime was constituted earlier may still fall under the previous condominium laws depending on the year of their founding deed. In a city that has been building under condominium regimes for decades, that means neighboring buildings running on different rules. Koti does not solve the legal side, but it does solve the operational one: per-unit statements and delinquency tracking, QR passes for guests and visitors, a guard app for the gatehouse, amenity booking, package logging, announcements in Spanish and English, and a repository where the committee can find minutes, bylaws and financial statements without having to ask for them.

Management Challenges in Puerto Vallarta
Koti is designed to solve the specific challenges of condos in this city.
A Winter Community
Vallarta's Canadian and American owners do not drop in for a week — they live here from November through April. For half the year you have an assembly that shows up, weighs in and asks for documents in English; for the other half there is nobody to knock on, and the entire roster is managed at a distance.
Buildings With No Gatehouse
South of the Río Cuale most of the inventory is walk-up buildings with no permanent security — no gate, no guard. Access control falls to the concierge or the manager, and the person meeting the guest is usually the company operating the rental, not the registered owner.
The Summer Nobody Is Here
From June to October it rains almost daily and the Pacific cyclone season arrives — precisely when the building is empty. That is when humidity and salt air do the most damage: ironwork, elevators, pool equipment, closed units growing mold, and the fewest people around to approve a repair.
Bylaws From Different Eras
Vallarta has been building under condominium regimes for decades, so the same street holds buildings constituted under the earlier statutes and others under the Jalisco Civil Code in force since 1995. The manager inherits deeds, bylaws and minutes from several generations, almost always on paper.
Scattered Fee Collection
Dues are calculated per square metre and sometimes quoted in dollars; payments arrive by wire from abroad, through a rental manager, or in cash during the season. Reconciling all of it against the roster eats the month.

Areas We Serve in Puerto Vallarta
Koti has presence in the city's main residential areas.
Marina Vallarta
Master-planned district from the 1980s and 90s next to the airport: towers, a marina and a golf course. It holds the oldest large-format inventory in the city, with buildings now facing major renovations and special assessments.
Zona Romántica (Emiliano Zapata)
South of the Río Cuale, facing Playa Los Muertos. Small walkable buildings of 8 to 40 units, the highest concentration of vacation rentals in the city and almost never a guard booth.
Amapas
The hillside above Los Muertos, with ocean-view towers on steep streets. Guest access and scarce parking are the daily headache for management here.
Conchas Chinas
Known as the "Beverly Hills of Vallarta": villas and boutique condos on the cliffs to the south, with high dues and their own gardening and maintenance staff.
Zona Hotelera Norte
The strip along Playa de Oro between the Marina and downtown, where hotels and large condominiums sit side by side. Much of the municipality's tower stock with pools, gyms and round-the-clock security is here.
Versalles
A traditional neighborhood turned into the city's vertical epicenter, with mid-rise buildings aimed at local residents and investors rather than seasonal tourists.
Fluvial Vallarta
A planned subdivision near Galerías Vallarta, with year-round residents, gated streets and several family-oriented horizontal condominiums.
5 de Diciembre
North of downtown, on the hillside beside Playa Camarones. It mixes older buildings with long-established owners and a recent wave of new vertical projects.
